A Contemporary Retreat Above Kastro

Set in the scenic Kastro area of Mykonos, CH Villa is a newly built villa completed in 2019 and positioned on a generous 2,260 m² plot overlooking the western Aegean and the island of Syros. Its elevated location provides expansive sea and sunset views while maintaining a peaceful, secluded atmosphere, yet Mykonos Town is only around nine minutes away by car.

The property extends across approximately 360 m² and is organised into three distinct sections: the two-level main house, a lower level with additional accommodation and facilities, and an independent guest house. Each section has its own outdoor spaces, pergolas and patios, creating a layout that allows larger groups to spend time together while retaining a sense of privacy.

The main house accommodates guests across six master bedrooms, while the separate guest house provides an additional private bedroom with its own bathroom, kitchenette and veranda. The overall configuration comfortably accommodates up to 12 guests and works particularly well for families or groups travelling together.

The upper level of the main house contains two impressive master bedrooms, each with a king-size bed, en-suite bathroom and private balcony. Their elevated position provides some of the property's most expansive views, taking in the Aegean, surrounding Mykonian landscape and evening sunsets.

Three further en-suite master bedrooms are located on the lower level. One includes a small kitchenette, while the other two open towards private outdoor areas. A separate room with a sofa, gym equipment and Hammam is also available, with the possibility of using it as an additional bedroom on request.

The independent guest house sits at the end of the lower-level corridor and has its own entrance, veranda, bathroom and kitchenette. It can also be reached independently via the garden and exterior staircase, making it particularly suitable for guests seeking additional separation from the main residence.

Seamless Indoor-Outdoor Living

At ground level, the main house opens directly from the living room and dining area onto a covered pergola, outdoor lounge and dining terrace. The open-plan, fully equipped kitchen sits alongside these spaces, creating an easy transition between preparing meals, dining and relaxing outside.

The design continues towards the pool, with the interior and exterior spaces arranged to feel visually connected. Traditional wooden frames, natural stone and carefully considered outdoor furnishings introduce a more relaxed Mediterranean character, while contemporary equipment ensures the property remains comfortable throughout the year.

A 15-Metre Infinity Pool Above the Aegean

The main outdoor level is centred around a private 5 x 15 metre infinity pool with hydromassage. Sunbeds and sofas are positioned along the pool terrace, allowing guests to enjoy the sea and mountain views from different areas throughout the day.

An open-air stone bar adds a distinctive architectural feature to the terrace, incorporating a BBQ and creating a natural setting for informal meals and drinks. An outdoor shower and bathroom provide practical convenience, while separate dining and lounging areas offer space for both larger gatherings and quieter moments.

The villa also includes parking for up to four cars, a private garden and professionally maintained pool and outdoor areas.

A Relaxed Base for Exploring Mykonos

Despite its peaceful position in Kastro, CH Villa is conveniently located for exploring the island. Mykonos Town is approximately 4.4 km away, while the port is around 3.5 km and the airport approximately 7.4 km. Several of the island's best-known beaches can also be reached within a short drive, including Ornos, Panormos, Psarou, Platis Gialos and Agios Ioannis.

Agios Stefanos Beach is approximately five minutes away by car, offering an easy option for days beside the sea. The villa's elevated position means guests can return from the coast to a quieter environment, with the Aegean and Syros forming the backdrop to the property's terraces.
