With a total built area of 1,600 square metres, the villa is surrounded by 7.5 acres of gardens and lawns, with direct sea access, an infinity pool, and a private pier facing the islands of Spetses and Hydra.

Located in one of the region’s most secluded coastal stretches, the property offers unobstructed sea views and a high degree of privacy. The area is sparsely populated and quiet, yet within reach of Porto Heli, Ermioni, and the wider Argosaronic region.

Effortless Indoor-Outdoor Living

At the heart of the estate lies a dramatic 330-square-metre infinity pool, filled with seawater and complete with an integrated Jacuzzi. Overlooking the private beach just steps away, the pool area is equipped with sun loungers, umbrellas, and changing rooms with showers—making it as functional as it is alluring.

The villa’s interior living spaces are generous and flexible. A large main living room opens onto shaded terraces, while an array of gathering spots—including four dining areas, two bars, and an outdoor lounge—offer varied settings for entertaining or relaxing at any hour. A guest bathroom near the common areas adds further convenience.

Three elegant master bedrooms are located within the main house, one featuring a walk-in closet. For added privacy, two autonomous guest apartments are integrated into the design, each with its own entrance, a double bed, extra sofa bed, en suite bathroom, kitchenette, and a veranda that opens directly to the gardens. These self-contained suites are ideal for visiting couples, older children, or staff.

An Island-Style Beach House on the Shore

Just a few steps from the main villa, nestled right at the shoreline, sits a standalone 80-square-metre beach house. Designed with a breezy island aesthetic, it includes a bedroom, bathroom, an open-plan kitchen and living area, and a shaded veranda overlooking the sand. It’s a peaceful hideaway that captures the simple magic of Mediterranean seaside living.

An Estate Designed for Comfort and Connection

Beyond its accommodation, the estate is equipped for both quiet moments and festive gatherings. Guests will find a private pier for sea taxis or day trips, a BBQ and outdoor bar for casual dining, a home cinema for evenings in, and a vineyard and wine cellar that elevate the estate’s sense of rootedness and character.

Technology and comfort go hand in hand. Each bedroom and guest suite is fitted with air conditioning, heating, and television. All rooms—both private and shared—are connected via intercom, and the estate is secured with a smart alarm system. Interior and exterior sound systems provide seamless ambiance throughout.

A lift connects the various levels of the house, while ample parking, both indoor and outdoor, accommodates up to seven vehicles. WiFi is available throughout.

The estate’s large, manicured gardens create a natural sanctuary where children can roam and pets are free to play. The atmosphere is one of total privacy—surrounded by nature and distant from neighbouring homes, allowing guests to immerse themselves in a sense of unbroken calm.

Just offshore lie the islands of Hydra and Spetses, each a short sea taxi ride from the property’s private dock. Spetses is famed for its cosmopolitan energy and vibrant nightlife, while Hydra offers artistic flair and unspoiled charm. For excursions inland, the nearby towns of Ermioni and Porto Heli offer cafés, tavernas, and seaside promenades, all reachable within 10 to 30 minutes by car. The ancient theatre of Epidaurus, still staging performances, is an hour’s drive and remains one of the region’s most evocative cultural experiences.

A resident cleaner and gardener ensure that the property is kept in pristine condition throughout your stay. Two additional en suite bedrooms are available for extra staff, should guests wish to bring their own. A range of services—including butler, concierge, babysitting, chef, catering, private transfers, and speedboat charters—can be arranged upon request.
