Overview
A Living Legacy in the Heart of Dubrovnik
Villa Rossetta offers a rare opportunity to stay within walking distance of Dubrovnik’s UNESCO-listed Old Town, surrounded by layers of living history. More than a villa, this estate is a protected cultural asset of the Republic of Croatia—its stately presence, serene terraces, and carefully preserved gardens speak to centuries of transformation, from its 18th-century origins to its refined present-day form.
Architectural Heritage Meets Timeless Elegance
The estate’s story began as a distinguished suburban residence, later scarred by the Russian-Montenegrin devastation of 1806, and lovingly reconstructed in the 19th century. In 1933, it entered a new chapter under the ownership of local entrepreneur Marko Rusk, who commissioned a thoughtful redesign by Mladen Kauzlarić and Stjepan Gomboš—students of the modernist master Le Corbusier. Their vision, realized in 1934, infused the villa with elegant proportions and enduring materials. The most recent renovation has remained true to this legacy, executed with meticulous care and full adherence to the complex legal and heritage requirements.
Spacious Living with Refined Character
Today, Villa Rossetta spans over 2,500 m² of lush terraced gardens, dotted with native Mediterranean flora—some preserved through the centuries, others newly introduced to complement the landscape. The main house offers approximately 800 m² of interior space, hosting four luxurious bedrooms plus two additional guest suites, each with en-suite bathrooms and an air of understated sophistication. An adjoining annex houses a self-contained one-bedroom apartment complete with its own kitchen, bathroom, and living space—ideal for visiting guests or private staff.
Terraced Gardens and Cultural Grace
The villa’s outdoor spaces are its crowning glory: stone terraces step gently down toward the sea, inviting you to enjoy Dubrovnik’s golden light from dawn to dusk. Whether strolling among ancient citrus trees or relaxing beside the manicured flower beds, these gardens exude a quiet grandeur. The setting is more than scenic—it is a seamless fusion of nature and culture, history and hospitality, just minutes from the city’s iconic medieval walls.
